One of the most powerful real estate incentives to ever be offered in the industry is the Gulf Opportunity Zone Act Tax Incentive, aka The Go Zone. Although not as complex as some think, you will need to consult with your CPA for qualification verification.  As a builder, we are currently building a mixture of single family homes and duplexes from two different concepts.  Concrete construction and Modular construction.

Go Zone real estate investing is applied to dozens of counties affected by Hurricane Katrina.  Expiration for the Go Zone Program has been extended to only select counties in Mississippi until December 31, 2010 as most of the other designations expire at the end of 2008.

The Mississippi Development Authority Small Rental Assistance Program offers an additional incentive for preconstruction investors that may be used in conjunction with the Go Zone Tax Incentive. Introduced in the summer of 2007, we have been working closely with the MDA representatives and feel that this is a great way for investors to capitalize on a once in a lifetime opportunity. Government subsidy programs are a very enticing product to include in your wealth building portfolio.

The MDA allows owners of affordable rental property a "forgivable loan" in the amount of $27,500 for every 3 bedroom unit you create.  An additional $9,000 per unit is awarded if construction takes less than 180 days.  This subsidy program has just been amended to benefit the investor even more as HUD has increased the rental limits on this program.  Continue reading more about the MDA SRAP.

As you may already be aware of, Southwest Florida is being overwhelmed by news of doom and gloom with the increasing amount of defaulted mortgages, short sales, and foreclosures.
